Every February 2nd, the townspeople of Punxsutawney, Pennsylvania, gather in eager anticipation at Gobbler’s Knob. Their mission: is to watch a groundhog determine the weather for the remainder of winter, an event known as Groundhog Day. So, will Punxsutawney Phil see his shadow on Groundhog Day 2024 and predict six more weeks of the cold season? Or will a cloudy day herald an early spring?

Clubhouse Rentals: As a reminder, party gatherings must be pre-approved through the Lifestyle office. Rentals and their respective guests cannot use the pool area, courts, playground, or other amenities outside of the Club Room during the rental time.
Helpful Tips & Friendly Reminders:
Please do not open the Amenity Center, Clubhouse, or Fitness Center doors to give access to the facilities to anyone.
Property: The area between the sidewalk and roadway is called the "swale area". This area, including the swale tree(s), is the homeowner's responsibility. The only area this does not apply to is when there is an asphalt easement between the lot and the sidewalk. If you have any questions regarding your maintenance responsibility, please refer to your original landscape plan. If you need a copy of this, please contact your builder.
Dumpster: The dumpster that is located in the parking lot on the east side of the Amenity Center is not for residential use. This dumpster is for Amenity Center and grounds use only. If you have bulk items, please contact GFL (Green For Life (800) 535-9533) to discuss your pickup options.
Clubhouse: Please be sure when exiting any door of the Clubhouse that it closes completely. If the door is left even slightly ajar, it will trip the alarm system.
Parking:
Please be mindful when parking in the street. There should be enough space for vehicles to pass by easily. If you have a concern relating to street parking, contact Alachua County Codes Enforcement at (352) 374-5238. If you have a safety concern, contact the Alachua County Sheriff’s Department non-emergency line at (352) 955-1818. And as always, if you have an emergency, contact 911.
Dogs:
Please do not allow your dogs to use the restroom on neighbors' lawns.
Fitness Center: The age to use the fitness center is 16 years old, with an exception for athletes with documentation. Please see the Amenity Center Policy which can be found on the Oakmont website (www.oakmontcdd.net). You will find it under “Members”, and “Amenity Center”.
Amenity Center:
The Amenity Center alarm system is monitored. This is a friendly reminder that it is imperative that all Residents abide by the operating hours as listed below:
Fitness Center - 4am - 11pm
Clubhouse - 8am - 5pm
Please be aware that if anyone remains in, or enters the Amenity Center before 4am, or after 11pm, an alarm will be activated, and the authorities will be notified.

Amenity Center Rentals: Rentals of the Clubhouse for resident-only group events will be required to complete a form and submit it for formal tracking.
Community Information:
Oakmont POA: The Oakmont POA is responsible for the architectural review process and covenant enforcement. Leland Management is contracted to provide Association Management services for the POA. Dues for the POA are $95.00 for the year and paid through Leland Management.
Parker Road CDD: PFM Consulting is the management company of Parker Road CDD and oversees all other aspects of the property. CDD dues are paid through your monthly mortgage company or directly to the local tax office. These dues are determined by lot size. Leland Management is contracted to provide the onsite staff (Amenity Manager, Lifestyle Coordinator, and Maintenance technician)
Cox/AT&T/GRU boxes: If you have a broken box lid, you can report these directly to the company.
Light poles: Excluding the lights around the Clubhouse and down the main drag, all other lights are to be reported directly to Clay Electric. Each pole has a pole number, this is required to report the light. If you cannot find the light pole number, the nearest address will work as well.
Maintenance Items: If you notice any maintenance items that need attention, please feel free to report directly to Carrie at cgailfoil@lelandmanagement.com
